This advertisement website is for marketing purposes only. All transactions will be managed by a licensed real estate agent.
Real Estate Myoko is not a licensed real estate agent. Our role is to assist clients in finding suitable properties and to introduce buyers to licensed real estate agents and property owners, helping facilitate communication so that property transactions can proceed smoothly.
We wish to clearly state that our services are limited to marketing and do not include facilitating sales or leases.

We can offer personalized advice and sort through Japanese property sites for the kind of property you are seeking, as well as search for “off‐market” properties.

For this consultancy service, we charge ¥5,000 /hour (working internally from our office), with a minimum of 3 hours.

For work done out of the office or onsite at the property, our fee is ¥7,000/hour.
In the case that a Japanese interpreter is needed:

Internal work (phone calls, translation, etc.): ~¥5,000/hour

Onsite help (translation at inspection, negotiations, etc.): ~¥7,000/hour
These costs will be determined by the local interpreter and their availability.
Introduction Fee
In the event that Myoko Real Estate successfully connects you with a buyer, seller, or licensed real estate agent, an introduction fee will be applicable.

Minimum fee for both parties: ¥600,000

Increases by ¥100,000 for every additional ¥10,000,000 above ¥30,000,000

Maximum fee: ¥1,000,000
Important: This fee is for introductions only. We do not negotiate, finalize contracts, or handle transactions. The fee is payable in full at the time of successful introduction, prior to any property purchase or signing, and does not cover any associated costs of the sale (notary fees, agent fees, document fees, etc.).
Winter is extremely busy for us. Therefore, from December to March, we charge a ¥20,000 one-time coordination fee to meet and show you the properties you might purchase.
Please note that this fee still applies even if you decide to engage directly with the property owner, an agent, or any other intermediary after we facilitate the initial introduction.
