Services & Costs

Myoko Real Estate is not a licensed real estate agent, but helps connect interested property buyers to potential sellers and licensed real estate agents in exchange for a consultancy fee.

This advertisement website is for marketing purposes only. All transactions are managed by the property owner or a licensed real estate agent.

We are not licensed real estate agents. Our role is to provide consulting and introductions, assisting clients in finding suitable properties and connecting buyers with licensed real estate agents or sellers. We do not negotiate, finalize contracts, or manage property transactions.

We wish to clearly state that our services are limited to marketing and consulting and do not include facilitating sales or leases.

We can offer personalized advice and sort through Japanese property sites for the kind of property you are seeking, as well as search for “off‐market” properties. For this consultancy service, we charge ¥5,000/hour (internal work at our office), with a minimum of 3 hours. For work done offsite or onsite at the property, our fee is ¥7,000/hour.

If a Japanese interpreter is needed:

  • Internal work (phone calls, translation, etc.): ¥5,000/hour

  • Onsite support (inspection, translation, negotiations, etc.): ¥7,000/hour

Costs are determined by the local interpreter and their availability.

Introduction Fee:

If Myoko Real Estate successfully connects you with a buyer, seller, or licensed agent, an introduction fee will apply.

  • Minimum fee for both parties: ¥600,000

  • Increases by ¥100,000 for every additional ¥10,000,000 above ¥50,000,000

  • Maximum fee: ¥1,000,000

During the busy winter season (December to March), we charge a one-time ¥20,000 fee for meetings and property viewings.
 

Please note:

This fee applies even if you choose to engage directly with the property owner, licensed agent, or another intermediary after our initial introduction.​

Our fees do not cover any associated costs of the sale (notary fees, agent fees, document fees, etc.). Payment is required in full by the time of the final purchase and signing with the Judicial Scrivener.

Community Obligations

Potential buyers of real estate in Myoko should be aware that settlements here are generations old, with strong local communities and established rules that all residents, including foreigners, are expected to follow.

All neighborhoods have self-governing associations responsible for community events and upkeep. Regular activities, such as community clean-ups, are often expected of residents. Non-participation may be frowned upon, and in some communities, a small fee may be required if you are absent or out of the country during required events.

Snow management is a critical responsibility for property owners, and understanding your neighborhood’s regulations is essential when purchasing property in Myoko. Additionally, property owners may be required to pay annual community fees for services such as winter road maintenance, local festivals, onsen usage, and other communal services, in addition to standard utilities.

Some communities can be cautious about newcomers, including both foreigners and Japanese people from outside the area. Property sales to outsiders may require patience, community engagement, and cultural understanding. That said, most newcomers who make an effort to contribute to the community, follow local expectations, and assist with neighborhood upkeep are quickly welcomed as part of the community.
